Argument 2

The following appeared in a letter sent by a committee of homeowners from the Deerhaven Acres to all homeowners in Deerhaven Acres.

“Seven years ago, homeowners in nearby Brookville community adopted a set of restrictions on how the community’s yards should be landscaped and what colors the exteriors of homes should be painted. Since then, average property values have tripled in Brookville. In order to raise property values in Deerhaven Acres, we should adopt our own set of restrictions on landscaping and housepainting

In this letter, the arguer recommends homeowners in Deerhaven Acres to follow their own set of restrictions on landscaping and housepainting in order to improve property values there. To substantiate this recommendation, the arguer employs the example of the rise of property values in nearby Brookville community in the seven years after similar restrictions were set there. At first glance, the arguer’s recommendation appears to be somehow plausible, while further reflection will reveal that it suffers from some critical logic fallacies.

To begin with, the arguer assumes that the increase of average property values in Brookville community was due to the adoption of restrictions mentioned in the letter. However, the mere fact that the increase of average property values in Brookville community came after the adoption of restrictions is rarely sufficient to establish the conclusion that it was the cause of the increase. Some other factors that could lead to the same result aren’t considered and eliminated in the argument. For example, the homeowners in Brookville community may have provided outstanding service in security, community entertainment and some other aspects that better meet the needs of inhabitants there. Or it was because the overall effect of the booming of the economy, the improvement of the environment and the development of transportation in the area that Brookville community lies in that bring about the increase of property values there. Without ruling out these factors, it would be sheer folly to assert that the adoption of restrictions is a responsible factor.

Even if the adoption of the mentioned restrictions is the main cause for the increase of property values in Brookville community, it is highly doubtful that the same way is applicable to Deerhaven Acres. Actually, fundamental differences may exist between Deerhave Acres and Brookville community. It is possible that Brookville community is designed specially for wealthy business people who care a lot about the appearance of the houses and the style of the yards, while potential homebuyers of Deerhaven Acres are mainly low-income workers who do not care much about these aspects but pays much attention to the price of the houses, thus making the adoption of the mentioned restrictions almost futile in rising property values of Deerhave Community.

Another assumption made by the arguer is that the increase of property values in Brookville is significant compared with that in other communities, which, however, is unwarranted. The argument is weakened by the possible fact that most communities nearby has experienced much noticeable rise in property values in the same seven years period, which is more than five times’ increase. If so, the adoption of restrictions concerning landscaping and housepainting cannot be asserted to be an effective way to enhance property values. More complete information about the property values of other communities are needed to make the speaker’s recommendation more reliable. Or else, the speaker’s recommendation can be completely unpersuasive.

To sum up, the argument is not well reasoned as it stands. To make the recommendation more convincing, the arguer would have to demonstrate that adoption of restrictions mentioned in the letter is the leading or the only cause of rise of property values in Brookville community and prove that Deerhaven Acres and Brookville community are basically analogous. Besides, the arguer must provide concrete evidence about the change of property values of other communities.
