ÌâÄ¿£ºARGUMENT 4 - The following was posted on an Internet real estate discussion site.
"Of the two leading real estate firms in our town-Adams Realty and Fitch Realty-Adams is clearly superior. Adams has 40 real estate agents. In contrast, Fitch has 25, many of whom work only part-time. Moreover, Adams' revenue last year was twice as high as that of Fitch, and included home sales that averaged $168,000, compared to Fitch's $144,000. Homes listed with Adams sell faster as well: ten years ago, I listed my home with Fitch and it took more than four months to sell; last year, when I sold another home, I listed it with Adams, and it took only one month. Thus, if you want to sell your home quickly and at a good price, you should use Adams."

By comparing two leading real estate firms in the arguer's town-Adams Realty and Fitch Realty, the arguer concludes that Adams is better for selling one's home. At first glance, it seems reasonable. However, through close consideration, there are many flaws in the argument.
Above all, the different number of agents and the status of agents between two firms may have little indication that agents in Adams are more effective in selling houses. Although there are only 25 agents, many of whom are just work part-time, they may be very professional in selling house and hold much important information while agents in Adams cannot. As a result, their work may be very effective. While agents in Adams, though are so many, probably most of them have little ability to search information from the market and do low effectively in their work. If that is the case, we can see the number of the agents will do nothing to the effective work.
Secondly, the comparison of the average sales of home between two firms cannot show that Adams can sale home a higher price. No information shows that the houses the two firms sell are in the same condition. Maybe it was the effectivity of Fitch, people whose homes are in bad conditions, such as bad maintained, small size and lie at not good place, choose Fitch and have sold a good price more than they have been thought. To the opposite, it is likely that houses sold in Adams are most large and well conditioned. If that is the case, it is certainly that the average of sales in Fitch is less than that in Adams. But Fitch is a better and effective to sale home.
Finally, by showing the information that ten years ago his or her experience about selling home in Fitch and last year selling home in Adams, the arguer fail to show that Adams is more effective. Because the arguer has sold two different houses and in different periods, it is very likely that difference between the costs of the two houses are great. His or her home he or she sold in ten years ago may be very poor and the house sold last year is a good one. If that is true, four months may be is a short time to sell the poor house, while one month is so long to sell such a good house.
To sum up, the argument suffers many flaws, which weakens the arguer's conclusion. To better support it, the arguer should provide correct comparison between Fitch and Adams and make prudent assumptions on true facts. |
