题目:ARGUMENT 4 - The following was posted on an Internet real estate discussion site.

"Of the two leading real estate firms in our town-Adams Realty and Fitch Realty-Adams is clearly superior. Adams has 40 real estate agents. In contrast, Fitch has 25, many of whom work only part-time. Moreover, Adams' revenue last year was twice as high as that of Fitch, and included home sales that averaged $168,000, compared to Fitch's $144,000. Homes listed with Adams sell faster as well: ten years ago, I listed my home with Fitch and it took more than four months to sell; last year, when I sold another home, I listed it with Adams, and it took only one month. Thus, if you want to sell your home quickly and at a good price, you should use Adams."

Is the author's allege that Adams is superior in real estate to Fitch credible as it appears to be at the first glance, or just specious? In-depth scrutiny upon the evidence-some relative comparisons between Adams Realty and Fitch Realty- might reveal that the author's hastiness diminishes the credibility of the argument and his or her logic suffers from several fallacies as follows.

In the first place, the comparison between the quantity of agents in Adams and Fitch is not credible enough to confirm the superiority of Adams. The agents in Fitch are, quite possibly, better educated and experienced, and they are able to deal with the real estate cases in their spare time. Whereas, perhaps poor education and little working experience endow the agents in Adams with low efficiency dealing with the same amount of real estate cases. To this extent, the leading quantity of agents in Adams, even working full time can not match the fewer workers in Fitch. Therefore, the comparison of agent quantity does not lend much credibility to the author's claim that Adams is superior to Fitch.

What's more, the higher revenue and average price of home sales in Adams does not equal to the agents' better working ability. The author fails to rule out the possibility that the house conditions of Adams sales are far more advanced than those of Fitch. Thus, I have enough reason to doubt that profit of real estate of Adams per 100,000 is much lower than that of Fitch, and the higher revenue is merely depend on the better house condition. Under this circumstance, it is too hasty to cite that the working ability of Adams is higher than that of Fitch.

Finally, the author individual case of home sale alone is suspicious to claim that Adams can provide quicker and better service than Fitch. It is quite possible that most home sales in Fitch are able to find their new owners less than one month, and unfortunately, the author belongs to the rest.  Moreover, the comparison of the selling speed of homes lacks the premise of time congruity. Perhaps home sales market in his district was in the descending period, so it was quite natural that it took more time than today to sell. While, the speed of selling house of Fitch was leading in the area of real estate.  Meanwhile, Adams, also possibly, sold the house slower than Fitch. Consequently, imbalanced comparison in the selling speed can not possibly draw convincing conclusion.

In summary, the author’s assertion is not so persuasive as it stands. And to make his or her argument more credible, the author should add some detailed information and balanced comparison of the two real estate companies: (1)the education and experience situation of agents;(2)the detailed conditions of the home sale cases;(3)the selling speed of similar house in the approximate period.
