TOPIC: ARGUMENT2 - The following appeared in a letter sent by a committee of homeowners from the Deerhaven Acres to all homeowners in Deerhaven Acres.
"Seven years ago, homeowners in nearby Brookville community adopted a set of restrictions on how the community's yards should be landscaped and what colors the exteriors of homes should be painted. Since then, average property values have tripled in Brookville. In order to raise property values in Deerhaven Acres, we should adopt our own set of restrictions on landscaping and housepainting."

In the letter, the committee of homeowners form the Deerhaven Acres recommends that in order to raise the values of their property, they should adopt their own set of restrictions on landscaping and housepainting. The committee support this recommendation with the fact that seven years ago, homeowners in nearby Brookwille community adopted a set of restrictions on landscaping and housepainting; and since then, average property values have tripled in Brookwille. Well, I don't think this fact can be used for supporting the committee's recommendation.
The average property values in Brookwille have tripled in the past seven years, however, the restrictions on landscaping and housepainting can't be the only reason for this. In fact, restrictions on landscaping and housepainting plays an unimportant part in determining property values. As we all know, the price of a certain property is determined by the demand and supply of that property. Holding others still, decreasing supply of the goods will cause an increasing price of the goods, and vice versa. Meanwhile, increasing demand of the goods will cause an increasing price of the goods, and vice versa. As a result, either decreasing supply or increasing demand of the property in Brookcille can give rise to the increasing price of the property in the past seven years.
There are a lot of factors affecting the demand and supply of a specific property, so it does with the property in Brookcille. Restrictions on the house's exterior appearance will probably affect the demand of the house in Brookcille, however, this factor is far more unimportant in affecting the demand of the house than other factors, such as the house's position, the interior design of the house and so on. A house with good position and well-designed interior will be more welcome in the market. So, the restrictions on house's exterior appearance can't increase the demand of the house in Brookcille significantly. What is more, the restrictions on house's exterior appearance has nothing to do with the supply, which is another important factor in determining the price of the property. So, I don't believe that the restriction on landscaping and housepainting can cause the increasing price of the property in Brookcille.
In summary, the fact concerning Brookville in the letter is not adequate to support the recommendation that restrictions on landscaping and housepainting can increase the price of the property in Deerhaven Acres. |
