TOPIC: ARGUMENT2 - The following appeared in a letter sent by a committee of homeowners from the Deerhaven Acres to all homeowners in Deerhaven Acres.

"Seven years ago, homeowners in nearby Brookville community adopted a set of restrictions on how the community's yards should be landscaped and what colors the exteriors of homes should be painted. Since then, average property values have tripled in Brookville. In order to raise property values in Deerhaven Acres, we should adopt our own set of restrictions on landscaping and housepainting."

In this argument, the arguer concludes that their community should adopt their own set of restrictions on landscaping and housepainting. To support this conclusion, the arguer point out that the nearby Brookille community raises the property values by adopting such measures. In addition, the arguer reasons that the measure can improve the property values in Deerhaven Acres. This argument suffers from several critical fallacies.

The arguer fails to provide the evidence that the Community of Deerhaven is the same kind communities to Brookville. If the Deerhaven Acres is a living community, nevertheless Brookville is commercial ones.  The condition is totally different. Since the various use of the community, we can not use the same idea in different types of community.  It is the most important pre-requirement which the arguer should make clear.  If the situation is no the same, all the reason after that should be no any means.

Even if these two communities’ types are the same, the argument may ignore the other factors in influencing the property values. We could not include the set of restriction contribute to the property values. There are many other factors deciding the values of property such as the locating, the supply and demand and the economy condition. If the raising property values in Brookville ascribes to the re-prosperity of the economy, it may have a little connecting with the restrictions.  Secondly, we should know that such restriction is the really the direst reason of the increasing of the Brookville property values.

If the two problems above have been settled, we still can not reach the conclusion that we should adopt such restrictions. We cannot get the exactly prices, when arguer told me that the average property values have tripled in Brookville, so we can not know the property values of Brookville now and seven years ago.  The question may arouse is what on earth did the level of property values of the Brookville community. If Brookville property is the lowest one in the city seven years ago, such measures may be good for raising the values. Only when the property values of the Deerhaven acres is the same at the comparative low level did we agree that such restrictions may work. If Deerhaven now is on the high level, we can not guarantee such restrictions may work. It is another parts we should pay attention.

To sum up, the argument is not well reasoned. Before we accept the conclusion. The arguer must show the more factors to prove that the two communities have the same community types. to solidify the argument, the arguer would have to provide more evidence to supporting that  the restrictions indeed contribute a lot to the elevation of the property values and the analysis the probability of the raising the values in Deerthhaven Acres.
