TOPIC: ARGUMENT4 - The following was posted on an Internet real estate discussion site.
"Of the two leading real estate firms in our town-Adams Realty and Fitch Realty-Adams is clearly superior. Adams has 40 real estate agents. In contrast, Fitch has 25, many of whom work only part-time. Moreover, Adams' revenue last year was twice as high as that of Fitch, and included home sales that averaged $168,000, compared to Fitch's $144,000. Homes listed with Adams sell faster as well: ten years ago, I listed my home with Fitch and it took more than four months to sell; last year, when I sold another home, I listed it with Adams, and it took only one month. Thus, if you want to sell your home quickly and at a good price, you should use Adams."

In this passage, the author conclude that Adams Realty is superior that Fitch Realty and suggest that those who want to sell house better should use the former. To support his conclusion, the author cites the differences of the agent’s number, revenue and average house prices last year between these two realities as evidence. In addition, he also takes his personal experience as an example. The conclusion seems reasonable at first sight; however, careful considerations reveal that the evidences are not sufficient to prove the conclusion and there are several flaws in this passage.
Firstly, the author unfairly assumes that more estate agents means a better service. It's true that more employees of a company usually shows that the company has a larger influence, however, when judging which realty is better, the efficiency of the agent and the actual quality of their service are more important factors that should be taken into account. Perhaps although the agents of Fitch are less, they work effectively and efficiently, so they don't need working full-time. Their service is better and wins more praise from clients than agents in Adams.
Secondly, although the average house price last year in Adam is higher than that in Fitch, it’s unreliable to conclude that the former is better than the latter. The author doesn't offer any detailed description about what kinds of house these two realty sold in last year. Perhaps the Fitch focused on low-classed and normal apartment last year while Adam only sells big houses. So the average house price is not a reliable proof to show Adams's work is better than Fitch's.
In addition, actually, we cannot get any justifiable conclusion and useful information from the author's personal experiences twenty years ago. First, the author doesn't mention the possible differences between the two houses. It is just likely that the one Adams sold enjoyed a better location, so it is easier to sell. Second, even if it may be true that sell a house in Finth does cost more time, the author doesn’t mention how much money these two houses sold for. It is possible that although the one in Fitch took a longer time, but it sole for a good price. In this way, a long waiting time is understandable and deserved. What's more important, twenty years is a relatively long time and many conditions may have changed. Perhaps a new manager came to Finth and the service level has improved notably due to effective measures. In short, the author's experiences twenty years ago couldn’t reflect the current conditions.
To sum up, the author fails to support his conclusion adequately and the suggestion is less persuasive. To strengthen his conclusion, more convincing proofs are needed to show that Adam is really better than Fintch. More current conditions, rather than those in twenty years ago is needed. Anyhow, a hasty suggestion without convincing evidences and full considerations would not be helpful to those who want to sell their house well and fast. |
