Question: How to Reserve or Rent? 如何预订或租？
Answer: 預訂需要支付兩個月租金作為訂金(訂金可以以人民幣支付), 收到訂金後會發出收據; 入住當天或之前需要支付一年整租租金 (租金只接受港幣), 入住當天或之前會簽署租約, 之前支付的訂金會變成按金; 租約完結的時候會退回按金, 按金將會用原本貨幣及原本貨幣的金額退回

Question: How about other fees? 其他费用如何？
Answer: 我們的租金已經包含了管理費, 正常使用的水電網媒, 定時清潔公共空間, 定時補充基本生活用品, 正常消耗下的房子維修, 我們不會再收取租金以外的其他費用

Question: 如果來香港的計劃有變可不可以退回訂金
Answer: 房屋如果收了訂金就會預留給客人，不會再繼續銷售，訂金是不會退回，訂金會變成按金

Answer: Sure! we will have open day for each apartment, will be arranged after the current stay, some of our residents are still living in the apartment, exact date and time of the open days to be confirmed and updated in this page for each apartment.

Question: Can I change the furnitures inside? 里面的家具可以换吗？
Answer: No, sorry because all furnitures are pretty much fixed in the sittings, if there is a special request for us to help to change or add additional furniture, there will be a handling fee HKD 2500 (including buying the new furniture, new furniture delivery, new furniture assembly, old furniture dissemble, moving old furniture to the trash station and cleaning)

Question: Can students renting together paying monthly instead of yearly?
Answer: We suggest students renting together settling full year rent at once, although the amount to settle full year rent will be high, settling all rent at once will minimise the risk of failing full rent settlement. If there is one student not paying rent monthly, and we fail to receive the full rent, we will need to ask all the residents to leave the flat because part of the rent is missing, the tenancy agreement will no longer be valid and the deposit, usually 2 months, will not be refunded as a penalty, so the losing will be high.
If students or customers with no income proof renting together, will need to settle full amount of rent, an additional 10% fees will be charged if they choose to settle the rent monthly considering the financial or other situations, the customers can settle the remaining full amount rent anytime in the tenancy period, the previously paid 10% fees will not be refunded.

Answer: 我們建議一起租房的同學一次性結清全年房租，雖然清繳全年房租的金額會很高，一次性結清所有房租可以最大程度地降低全額房租結算失敗的風險。 如果有一名學生每月不交房租，而我們未能收到全額房租，我們將需要要求所有住戶離開公寓，因為部分房租已丟失。 租賃協議將不再有效。而且押金，一般是2個月，作為罰款不會退還，所以損失會很大。
如果學生或沒有收入證明的客戶一起租房，如果他們考慮到財務或其他情況選擇每月支付租金，將額外收取10%的費用，客戶可以租期內的任何時間全額支付剩餘的租金，之前支付的10%費用將不予退還。

Question: 我可以用非港元支付租金嗎？
Answer: 客戶可以人民幣用微信/支付宝支付押金/预定金; 租金只接受港币付款, 如果以人民幣支付港币租金需要收取2%汇兑提现手續費, 所有匯率按百度/Google/支付宝人民幣/港币匯率計算
