4 The following was posted on an Internet real estate discussion site.
"Of the two leading real estate firms in our town—Adams Realty and Fitch Realty—Adams is clearly superior. Adams has 40 real estate agents. In contrast, Fitch has 25, many of whom work only part-time. Moreover, Adams' revenue last year was twice as high as that of Fitch, and included home sales that averaged $168,000, compared to Fitch's $144,000. Homes listed with Adams sell faster as well: ten years ago, I listed my home with Fitch and it took more than four months to sell; last year, when I sold another home, I listed it with Adams, and it took only one month. Thus, if you want to sell your home quickly and at a good price, you should use Adams."

The arguer recommend that we should choose Adams Realty if we want to sell our real estate quickly and at a good price. But from the above piece, in my opinion, the arguer failed to provide enough evidences to support his or her recommendation and, moreover, there are quite a few logic fallacies in it.
We should not judge the quality of a real estate firm only by the number of its agents or the number of hours per week that its agents work. These contents can merely give a general picture of these two companies that Adams may be a larger one compared with Fitch. But if we want to sell our house quickly and at a good price, we should pay more attention to the effectiveness and efficiency of company agents. It is more likely that agents in Fitch work more hard and be more familiar with the real estate market, so they can serve us much better than Adams do. Moreover, the argure has mentioned the last year's sales volume, but he didn't provide us more information of last several years so it may be an exception that Adams exceeded Fitch in sales last year by chance.
The arguer has provided the average sales prices of two companies, but numbers only can not say anything at all. Although from numbers we know that the average sales price of Adams is a little more than that of Fitch which only shows the houses sold by Adams are more valuable. It is possible that the average value of houses sold by Adams should be higher than 168,000 while that of Fitch should be lower than 144,000, so it is clear that Fitch are more effective because they can sell houses more expensive than its original value.
The disparity that it took Fitch considerably longer to sell one of the arguer's houses than it took Adams to sell another one of his houses ten years earlier also can not only be explained by the effectiveness of Adams. If last year, the real estate market was quite hot and definitely hotter than ten years ago and the house sold last year is in downtown while another one sold ten years ago is in suburb, we can easily get why it took Fitch much longer time to sell it. The arguer's own experience doesn't give us any evidence to support his recommendation, either.
In short, there are a lot of factors which affect the price and sell speed of a real estate such as the characteristics of real estate itself while the arguer only emphasized the importance of the real estate agent. Even if the real estate agent is everything, the arguer yet failed to provide us any strong evidences to show that Adams are more effective than Fitch. So the arguer's recommendation is doubtful. |
