Argument2 【CSMY作文互改小组】第四次作业
The following appeared in a letter sent by a committee of homeowners from the Deerhaven Acres to all homeowners in Deerhaven Acres.
"Seven years ago, homeowners in nearby Brookville community adopted a set of restrictions on how the community's yards should be landscaped and what colors the exteriors of homes should be painted. Since then, average property values have tripled in Brookville. In order to raise property values in Deerhaven Acres, we should adopt our own set of restrictions on landscaping and housepainting."
提纲:
1. 七年前B社区统一外观,房屋价格上涨,七年后还会这样吗?也许七年前,人们比较注重统一的外观,然而现在,也许人们比较注重个性化的建筑风格,注意与众不同。毕竟七年过去了,人们的观念也可能发生很大的变化。因此,作者不能得出这样的结论,现在注重社区房屋外观的统一依然能促进房屋价格的上涨。
2. B地区房屋布局统一化与房屋价格上涨之存在时间上的先后关系,不存在因果关系。许多因素影响着房屋价格,如供求关系,房地产市场的成熟程度。也许,七年前,大量移民涌入B地区,供不应求,价格上扬。而现在,供过于求。
3. B社区与D社区不同,样本差异。D地区的房屋购买者也许不注重房屋的外观的统一性,更注重交通,通信,环境等等。此外,两个地区的人口,生活水平也不一样。
In the above argument, the author cites the fact that average property values are three times higher than seven years ago in Brookville due to homeowners here implementing a set of restrictions. On the basis of the evidence, the author asserted that homeowners in Deerhaven Acres should adopt their own set of restrictions as homeowners in Brookville do to raise property values.
First of all, the author shows us that the increase of property values in Brookville attributed to Brookville community carried out a set of restrictions seven years ago. However, what will take place now? Perhaps citizens in Brookville are more interested in the uniform external seven years ago, yet they pay more attention to diversity and unique home’s exterior appearance. After all, seven years, a considerable long period of time, has passed. In the passed seven years, many things have changed including people’s perception. According, the author fails to state the conclusion that the property values will increase as long as citizens in Deerhaven Acres follow those in Brookville.
Furthermore, there is no causal relationship between adoption of a set of restriction in Brookville and the increase of property value. Many factors are responsible for the increase of property value, such as market supply and demand, stability of real state market. It is wholly possible that the demand of housing in Brookville has rising because of large influxes of migration. However, supply for housing exceeds demand for housing. Either scenario will provide an alternative explanation for the increase in property values.
Even assuming, however, that the rising property values in Brookville contribute to these adoptions of these restrictions, and that the uniform outside appearance still results in the increase of property values, the author have trouble proving that as long as Deerhaven Acres community implement restriction on houses, property values will rise, because the author overlooks the differences between Brookville and Deerhaven Acres. Maybe individuals in Deerhaven Acres don’t value the outer experience of houses instead of transportation, communication as well as environment. If so, implementing these restrictions maybe really lead to the decrease of property values in Deerhaven Acres. Without taking account to these possible dissimilarities, the author cannot validate the conclusion that the implementation of these restriction will bring about the same result in Deerhaven Acres.
Overall, the conclusion that Deerhaven Acres community should adopt such restrictions for rising property values seems soundly as presented above. However, before any final conclusion is drawn, the author should provide better evidence concerning that if these restrictions were not carried out seven years ago in Brookville, then there is no change in property values. Also, it would be useful to include specific information about the similarities between two areas. |
