The committee of homeowners from the Deerhaven Acres recommends that homeowners should adopt a series of restrictions on landscaping and housepainting to enhance property value in Deerhaven Acres. To justify this claim, the speaker provides the evidence that its neighbor Brookville’s property values have tripled during past seven years in that way. The argument however, is fraught with unwarranted assumption and is therefore unconvincing as it stands.

The argument rests on a gratuitous cause relationship and overlooks several other factors that influence the property values. There is no evidence to prove that the remarkable increase of property values in Brookville owes to, or even has to do with the restrictions on landscaping and housepainting. It may be other crucial factors that determine the price level of property. Many factors, like the level of inflation, population in a community and the whole programming of facilities, will all lead the change of the property values.

The evidence of past experience is logically unsound, which is insufficient to serve as a solid reference for any future trends. Whether the experience of seven years ago will make function deserves our question. During the years, the taste of people may have change a lot. Nowadays the young guys with their own personalities prefer things more different from others. The uniform restriction on landscape and housepainting may not be popular with them who are searching for new houses for their own.

The argument commits a fallacy of false analogy. The experience that is successful in Brookville is not guaranteed to work in Deerhaven Acres. On one hand, the people in Deerhaven Acres may not weight the exterior appearance of house as much as the residents do in Brookville. Even though the restrictions on landscape and housepainting are excellent, the people there will give a higher price to the same houses. On the other hand, the demand to the houses in Deerhaven Acres may be certain. In economics we know that if the level of demand is certain, the level of commodities price would change obviously no matter how the commodities seem attractive.

In a word, the committee’s promotion in view of the successes gained by Brookville, that homeowners in Deerhaven Acres should adopt their own set of restrictions on landscaping and housepainting so that their property values will increase sharply, lies on unproven assumptions and unreasonable causal relationship. Close scrutiny of what the speaker bases on, however, reveal that none of them lends creditable support to this recommendation. So the speaker must provide more sound evidences to prove the recommendation.
