题目:ARGUMENT4 - The following was posted on an Internet real estate discussion site.
"Of the two leading real estate firms in our town-Adams Realty and Fitch Realty-Adams is clearly superior. Adams has 40 real estate agents. In contrast, Fitch has 25, many of whom work only part-time. Moreover, Adams' revenue last year was twice as high as that of Fitch, and included home sales that averaged $168,000, compared to Fitch's $144,000. Homes listed with Adams sell faster as well: ten years ago, I listed my home with Fitch and it took more than four months to sell; last year, when I sold another home, I listed it with Adams, and it took only one month. Thus, if you want to sell your home quickly and at a good price, you should use Adams."

Merely based on unfounded assumption and dubious evidence, the statement draws a conclusion that we should choose Adams, if we want to sell our home quickly and at a good price. To substantiate the claim, the arguer points that Adam has 40 real estate agents while Fitch has only 25, many of whom work only part-time. Further more, he reasons that last year Adam's revenue was twice as high as that of Fitch, and Adams' home sale average price is more than that of Fitch. At last, he cites an example that ten years ago Fitch sold his home using more than four months while last year Adams just took one month to sell another home. However, this alone neither constitues a logical argument in favor of the conclusion nor provides compelling support making the argument sound. The arguer ignores certain important concerns, which must be addressed to prove. In my point of view, this argument suffers from several flaws.
To begin with, the arguer provides no evidence that the number of the estate agent and hours they work is the reason for the quality of a real estate firm. First, while this may be true in some cases, but it is equally possible that Fitch has fewer but more professional agents, who may deal with the business more professionally. Second, unless the author can demonstrate that the efficiency
are the same in the two companies or Adams' even better, the author's concern about the hours they work is unfounded. It is also likely that the efficiency of Fitch's agents is much better, so part-time jobs do not lend strong support to what arguer claims.
Furthermore, the fact that Adams' revenue last year was twice as high as that of Fitch does not prove that Adams always has a high revenue than Fitch. Lacking more specific information about the compare in other years, it is possible to assess that Fitch was behind just this one time, but beat Adams in all other years. Given that the price of home is based on its value, the average sales price of a home sold by Adams is greater than that of Fitch shows only that the homes Adams sold were more valuable than Fitch did,
not that Adams is better than Fitch in whether sales price or efficiency.
Moreover, Common sense and experience tells us that it took Fitch longer time to sell one of auther's home ten years ago than it took Adams to sell another one of his homes last year is not the case, and a variety of other factors may also play major roles. The arguer fails to provide any information concerning different economical environments and the people's interests in these two homes. The scenario is quite possible, that ten years ago economy was not as much better as last year, therefore people paid less attention to buying a home. Or it is also likely that the earlier one author put to sell was too expensive for people to afford, nevertheless the later one was cheap and even with a terrific position. So they took different long time to be sold. Thus, without better evidence and more information, the example remains unconvincing.
To sum up, to make the argument more convincing, the arguer would have to take the following conditions into consideration, which may include: detailed information of two firm's agents, recent years' revenues of two firms and a value compare of their sold homes, the social environment history reports of recent 10 year, and more information about two homes that the author sold are needed. |
