ARGUMENT4 - The following was posted on an Internet real estate discussion site.
"Of the two leading real estate firms in our town-Adams Realty and Fitch Realty-Adams is clearly superior. Adams has 40 real estate agents. In contrast, Fitch has 25, many of whom work only part-time. Moreover, Adams' revenue last year was twice as high as that of Fitch, and included home sales that averaged $168,000, compared to Fitch's $144,000. Homes listed with Adams sell faster as well: ten years ago, I listed my home with Fitch and it took more than four months to sell; last year, when I sold another home, I listed it with Adams, and it took only one month. Thus, if you want to sell your home quickly and at a good price, you should use Adams."
The argument recommends that you should choice Adams Realty to sell your home quickly and at a good price, because that Adams is superior among the two leading real estate firms in our town-Adams Realty and Fitch Realty. To support this advance, the arguer gives us three statistical evidences. First, Fitch has 25 real estate agents, which is 15 less than Adams has, many of whom are part-time worker. Secondly, Adam's revenue last year was twice as much as that of Fitch, while the home sales that averaged $16800, much more than Fitch's $14400. The arguer also exemplify a real case to illustrate that homes listed with Adams sell faster as well: he listed his home witch Fitch and it took more than four month to sell, while last year, he sold another home using Adams, and it sold in a month. The argument is flawed in several critical aspects and is therefore unpersuasive.
First of all, the arguer's first evidence lacks some information which makes the comparison fairly.
The arguer over emphasize the number of the estate, which Adams' are great than Fitch's, but he didn't analysis this fact deeply. He didn't show the evidence which can show us the efficiency of these estate agents. Maybe Fitch's estate agents are much more effective than Adam's so that Fitch needn't to hire more people.
What's more, maybe the part-time agents cost less than the real estate agents, thus, to the customers, the cost to using Adams may much more than Fitch. Without the more detailed information about the efficiency and the customer's costs, I can not get the conclusion that Adams is superior.
Secondly, the arguer's illustration that Adams' revenue and the average home sales are all higher than Fitch's can not convince me that Adams is better. Too many details about the home size, the location of the home, the income of the aimed customers are not given. Maybe Adams is only interested in those large homes at the best street, while Fitch usually sale popular homes, so doubtless the average sales and the revenue are higher. Perhaps the Fitch likes to help those who need to sale their small homes far away from downtown. If those assumptions are true, the statistical evidence can illustrate nothing.
Thirdly, the arguer's example can not evaluate the conclusion because of its unfair comparison. We can not compare something happened ten years ago with those happened today, because the costs, environment, the people's sense are all too different. Also, there is no information about the two homes. Are they located in the same community? Are they had the same size? Are they had the same construction and the same equipment? If these answers are no, we can not compare those two bargains, much more draw the conclusion.
Finally, even those upon assumptions are all valid; the price of the home is depended on the conditions of the home, rather than the real
estate firms. Maybe the real estate firms may make your profit a little higher, but they should not change the market needs. What's more, the cost of hiring a real estate firms are need to considered.
In conclusion, the arguer's recommend is unconvincing as it stands. To strengthen the arguer must list more detailed information about the efficiency of the agents, the aimed customers and the cost of using the firms. To better assess the argument, I would need to know the different between this two real estate firms, and if there are also had other estate firms which do better in selling the type of home as mine.
