Argument2 The following appeared in a letter sent by a committee of homeowners from the Deerhaven Acres to all homeowners in Deerhaven Acres.
"Seven years ago, homeowners in nearby Brookville community adopted a set of restrictions on how the community's yards should be landscaped and what colors the exteriors of homes should be painted. Since then, average property values have tripled in Brookville. In order to raise property values in Deerhaven Acres, we should adopt our own set of restrictions on landscaping and housepainting."


From the letter, the committee asserts that Deerhaven Acres should adopt their own set of restrictions on landscaping and housepainting in order to raise property values. The reason is that Brookville community adopted a set of restrictions and their average property values have tripled. However, this deduce is unconvincing.

In the first place, Brookville community adopted a set of restrictions on landscaping and housepainting, were these restrictions executed or strict executed? Because in the letter we know some restrictions about how the community's yards should be landscaped and what colors the exteriors should be painted. We know neither the kind of restrictions homeowners adopted nor the time of the restrictions be put into practice. Perhaps homeowners’ opinions could not come to an agreement, eventually this plan was cancelled.

In the second place, assume that these restrictions went into operation in Brookville community, are these restrictions the only factor attributing to the rising of average property value in Brookville community? First, during the seven years, the supply of houses in Brookville has been lessened, but the demands for houses increase or fixed, hence it is the regularity that the average property values rise. Secondly, the position on which the Brookville community stands is dominant, consider that many companies, shops, and so forth are built in neighborhood which propel this area’s prosperous. Understandably, the property values in Brookville have been raised.

In addition, suppose that the restrictions are the mere reasons to raise the property values, unfortunately, that the average property values have tripled during the seven years is not equal to that the property values keep rising or never decrease. Perhaps since the last year, people are not interested in the housepainting and landscaped any longer, and the property values began to decrease.

Finally, maybe the restrictions on housepainting and landscaped benefit for raising property values in Brookville community, but it is very likely to be in vain for Deerhaven Acres, even though they can adopt their own set of restrictions on landscaping and housepainting rather than copying Brookville community’s. For instance, in Deerhaven Acres, people care about the quality and equipments inside instead of the exteriors of houses. Under this circumstance, if Deerhaven Acres still models the Brookville community regardless of local employers’ needs, the property values will decrease, let alone rising.

In sum, analyzing the committee’s letter, it is unconvincing that Deerhaven should adopt a set of their own restrictions on housepainting and landscaped in order to raise their property values. The author should offer firm evidence to support his suggestion.
