TOPIC: ARGUMENT2 - The following appeared in a letter sent by a committee of homeowners from the Deerhaven Acres to all homeowners in Deerhaven Acres.

"Seven years ago, homeowners in nearby Brookville community adopted a set of restrictions on how the community's yards should be landscaped and what colors the exteriors of homes should be painted. Since then, average property values have tripled in Brookville. In order to raise property values in Deerhaven Acres, we should adopt our own set of restrictions on landscaping and housepainting."

In this argument, the committee concludes that they should adopt a set of restrictions on landscaping and housepainting in order to increase average property values of the houses in Deerhaven Acres on the basis of the nearby Brookvile community's actions which make the average property values triple in the past seven years. However, a careful scrutiny would reveal how groundless the conclusion is.

First of all, the arguer unfairly assumes that the restriction was exactly kept in the past years. It's entirely possible that the homeowners have never complied with the restrictions. If it's true, the increasing property values have nothing to do with the measures. So without further informations, we could not accept the conclusion.

Even if the restrictions was implemented, the arguer still could not get the conclusion that it is the restrictions that directly cause the tripled property values just because it happened after the restriction. As we know, many other factors could affect the price of houses, for instance the great demand, the increasing price of the land and the blooming economy. But the committee could not provide any evidence to justify his assumption.

Even assuming that the restrictions are responsible to the rising average property values, the arguer could not substantiate that these measures could also make success in Deerhaven Acres either. Maybe there is little, if any, room to optimize the landscaping and housepainting. It's also likely that the people in Deerhaven Acres do not like colorful housepaiting at all. Therefore, how could you make sure that the measures would succeed in Deerhaven Acres?

In sum, the conclusion is not well reasoned as it stands for it rests on several unwarranted assumptions. To better solidify the recommendation, the arguer should show more information such as the restriction was exactly carried out in Brookville and that is the only reason why the average property have tripled Moreover, that restriction would also be effective in Deerhaven Acres. So only when these evidences were provided, could we accept the recommendation.
