TOPIC: ARGUMENT4 - The following was posted on an Internet real estate discussion site.
"Of the two leading real estate firms in our town-Adams Realty and Fitch Realty-Adams is clearly superior. Adams has 40 real estate agents. In contrast, Fitch has 25, many of whom work only part-time. Moreover, Adams' revenue last year was twice as high as that of Fitch, and included home sales that averaged $168,000, compared to Fitch's $144,000. Homes listed with Adams sell faster as well: ten years ago, I listed my home with Fitch and it took more than four months to sell; last year, when I sold another home, I listed it with Adams, and it took only one month. Thus, if you want to sell your home quickly and at a good price, you should use Adams."

In this argument, the author asserts that Adams real estate firm is superior if you want to sell your home quickly as well as at a good price. In order to substantiate his conclusion, the author cites that Adam has more estate agents and has more full-time worker. The author points out that Adam has higher home sales. Moreover, the author alleges that Adams sell faster than Fitch. A careful examination of this argument would reveal that this argument is fraught with vogue, oversimplified and unwarranted assumptions.
First of all, the author fails to establish a casual relationship between more agents and better service. It is quite possible that Fitch has effective agencies which works better even though Adams has priority on the number of agencies. The author points out that many workers in Fitch only work part-time. Generally speaking, we can not safely conclude that full-time workers are better. Employees work part-time may result from they are more experienced, and part-time working just proofs that they are experts who are quite proficient in the operation.
Furthermore, higher average sales in Adams can lead to sale houses in a higher price is unwarranted. Maybe Adams just is good at sale expensive or they happen to get some special cases that are extremely valuable. It is even possible that Adams simply has difficulty on sell inexpensive houses so the average goes up leaving the un-sold one alone. The author fails to provide any evidence to show that Adams can really sell the same house at any higher price than Fitch.
By the mean time, the author made a false analogy with Adams and Fitch on the time each of them spends on selling a house. First, the single case does not mean any thing. It is problematic to conclude that Fitch sales quicker. Second, time Fitch cost to sell a house was ten years ago. It is quite possible that it is due to the economic development and rapid financial grown up. Even we accept the author's assumption that social environment changes do not affect the sales of real estate, we need to know the accurate location and house condition about the two different houses to infer that Adams might sell swifter. However, the author fails to provide any information about that.
Finally, the author unfairly asserts that you can sell your home at a good price in a short time is unconvincing. In order to strengthen author's allegation, we need more information about both agencies' accurate faculty condition, as well as how they sell houses in different prices comparing to Fitch. We also need further evidence to show that Adams can really sell in a shorter time. Without these information, we can not draw a safe conclusion that Adams can sale quiker and in a higher price, or it just Begs the question. |
