The following appeared in a letter sent by a committee of homeowners
from the Deerhaven Acres to all homeowners in Deerhaven Acres.
"Seven years ago, homeowners in nearby Brookville community adopted a set
of restrictions on how the community's yards should be landscaped and what
colors the exteriors of homes should be painted. Since then, average
property values have tripled in Brookville. In order to raise property
values in Deerhaven Acres, we should adopt our own set of restrictions on
landscaping and housepainting."
The argument recommends that the homeowners in Deerhaven Acres should set restrictions on landscaping and housepainting in order to increase the property values in that area.To support this claim, the arguer cites the fact that the average property values in Brookville have tripled since they did the same things seven years ago.It is manifest that the conclusion cannot bear close examinations.
First of all, the arguer commits a fallacy of "after this ,therefore because of this"in assuming that adopting a set of restrictions on how the community' s yards should be landscaped and what colors the exteriors of homes should be painted has resulted in the tripling of the average property values in Brookville. Some other possibel reasons have been neglected ,such as the potential commercial values of that area.In other words, plenty of gorgeous plazas and shopping centers ,which attracts wealthof people to spend their money, have been built during the seven years, resulting from the staggering development of transportation or something else. Therefore, more and more companies are eager to invest in this area leading to the increase of the property values there. In addition,it is possibel that
the Brookville community enjoyed a great reputation of excellant safety system in the past years, thereby drawing people's attention to buy the house there. All in all, there are many causes explaining why the property values tripled. It is absurd to determine that it is the planned landscapes and same exteriors that contribute to the rising property values.
In addition, based on a false analogy, the arguer unfairly assumes
that Deerhaven Acres could necessarily raise its property values by simply coping the policy of Brookville. The main ponit is whether the residents in Deerhaven Acres are pleasant to accept this policy.People will hold different
views on what colors or patterns they should paint on their walls,or how the landscapes should be designed.Perhaps the majority of the residents object to this policy for they prefer decorating their own house as their wills. If they are forced to obey the rules, they may protest by moving out , which will certainly have a detrimental effect on the reputation of Deerhaven Acres. Therefor the property values might decrease for fewer people are glad to buy their houses.
In conclusion, before any final decisions are determined ,some furthers survey about how to improve the property values should be carried out rather than just copied Brookville's measures.
