The following appeared in a letter sent by a committee of homeowners from the Deerhaven Acres to all homeowners in Deerhaven Acres. "Seven years ago, homeowners in nearby Brookville community adopted a set of restrictions on how the community's yards should be landscaped and what colors the exteriors of homes should be painted. Since then, average property values have tripled in Brookville. In order to raise property values in Deerhaven Acres, we should adopt our own set of restrictions on landscaping and housepainting."

In this letter a committee of Deerhaven Acres homeowners recommends that in order to enhance Deerhaven property values homeowners should follow certain restrictions concerning their home’s exterior appearance. To support his recommendations, the committee points out evidence that average property values have tripled in Brookville community after adopted a set of restriction on how the community’s yards should be landscaped and what colors the exteriors of homes should be painted. As it stands, the argument suffers from several critical flaws as follows.
First of all, the major problem with this argument is that the author commits the “After Of This, Therefore, Because Of This” fallacy. The author assumes that the appearance of home’s exterior caused the raise of property values. The line of the reasoning is that because home’s exterior appearance changing before the raise of property value, the former event caused the latter. But this is fallacious reasoning unless other possible causal explanations have been considered and ruled out. For example, the needs of property in the brooking community are largely increasing so as the value or the environment around the brooking community is beautiful and the living facilities are complete and the services are perfect, or it may be caused by some commercialism.
Secondly, even assuming that the reasons why Brookville’s property increased were these restrictions, the committee failed to prove that these restrictions will also work in another one. Since the same color may fits the architecture style in the Brookvile community but not in Deer haven Acres.
In addition, the Brookvile community adopts these restrictions seven years ago, after seven years; it may not take effect nowadays. The public aesthetics may change during this long period.
In summary, this argument is not persuasive as it stands. To make it more convincing, the committee would have to provide more evidence concerning the implementation of these restrictions and the increase of property values. |
