TOPIC: ARGUMENT4 - The following was posted on an Internet real estate discussion site.
"Of the two leading real estate firms in our town-Adams Realty and Fitch Realty-Adams is clearly superior. Adams has 40 real estate agents. In contrast, Fitch has 25, many of whom work only part-time. Moreover, Adams' revenue last year was twice as high as that of Fitch, and included home sales that averaged $168,000, compared to Fitch's $144,000. Homes listed with Adams sell faster as well: ten years ago, I listed my home with Fitch and it took more than four months to sell; last year, when I sold another home, I listed it with Adams, and it took only one month. Thus, if you want to sell your home quickly and at a good price, you should use Adams."

The author highly recommended that the clients who are willing to sell the houses should choose the town-Adams Realty as their real estate agency rather than selecting Fitch Realty. The author claimed that the Adams got much more quantity and more professional estate agents than Fitch; also the Adam's lead in the data of revenue last year and average home sale. Hence, the author used his/her own experience to testify that the Adam's is nowadays clients' first choice. The conclusion seems to based on solid database, clear statement and convincible experience; however, the argument suffers several flaws and the clients clearly should choose the right real estate firms according to the specific situation and relative data of the two firms.
Focusing about the data mentioned in the argument, clearly the data provided by the author were too weak to verify that the Adam's could sell home quickly and at a good price. First, the staff number might be an evidence to show the size or the ability of the company but the personal effectiveness was not put into consideration by the author. We could easily figure out that combining with the data of revenue last year, the Fitch Realty has won the competition of the effectiveness undoubtedly. Second, home sale could only be the part of the revenue last year, then the ratio become the counterpart of the competition between the two firms. Moreover, it should be the most concerned part to the clients who willing to do the home sale which is clearly the audience of this article. Last but not least, the home sale could still divided into several parts, such as house in the country or apartment in the urban city. Only the general data of average sale price is not sufficient for all the clients. They might need detail data based on their own houses' situation.
After that, the so-called experience has very obvious flaws. The ten -years-ago Adam's seem to beat the one-year-ago Fitch in the "Chrono Cross" competition. The time between two houses sold by the author is too long to support the opinion. Any fields would experience the revolution in Nine-year time, not mentioned the real estate field. The too much space of time between two home sales led too many variables in this case. The specific condition of two companies might be different and not coincide with the former data mentioned by the author. Also, the situation of the real estate market and condition of specific kinds of house might be different. These variables are deadliest for the author's so-called experience which made the case inconvincible.
To conclude, the data and experience provided by the author in the article are necessary but not sufficient; also the example of authors is approachable but the specific cases between two firms in the same recent years are strongly needed. I believe that choose a proper real estate firm is a very systematical process which need to dealing with the general and detail information in a comprehensive way. Clients should dig some detail information about the real estate firms based on their own case to make them to do the right decision.
