Argument 2 The following appeared in a letter sent by a committee of homeowners from the Deer haven Acres to all homeowners in Deer haven Acres.
"Seven years ago,homeowners in nearby Brookville community adopted a set of restrictions on how the community's yards should be landscaped and what colors the exteriors of homes should be painted.Since then,average property values have tripled in Brookville.In order to raise property values in Deer haven Acres,we should adopt our own set of restrictions on landscaping and house painting."
By making a comparison of the Deer haven Acres and its neighbor-Brookville,the committee believes that a reasonable set of restrictions on landscaping and house painting will eventually lead to the rise of their property values of their hometown.It sounds good at first,but on a second reflection,we can find several key points the committee failed to consider.
To begin with,the committee failed to find that the rise of the average property of Brookville has no clear connection to the adoption of the restrictions.Maybe,there are many other factors which actually contribute to the rise.For example,the soaring economy of Brookville has jacked the price up,which consequently tripled the property values.Also,there are possibilities that the ups and downs of the market,such as the variation between the demand and supply of relevant goods and properties,could lead to the great increase in values in Brookville.
Secondly,even if there is close relationship between the adoption of relevant restrictions mentioned by the committee and the raising of property values,there is still an important logical fallacy the committee has neglected. The situation in the Deer haven Acres may totally differ from that in Brookville.The majority of houses in Deer haven Acres may be old,not suitable to be reformed,and were built many years ago.While Brookville may be a young city which began to build a lot of new houses seven years ago,so it was much more convenient to set up and carry out a set of relevant restrictions to restrain the landscaping and house painting.
Thirdly,even if the raising of property values was due to adopting the restriction,and the Deer haven Acres is similar to Brookville in all aspects,there is still a severe error in the deduction in the letter.Things happened seven years ago probably will not happen again with time elapsing. The market may be quite different from seven years ago.For example,people may evaluate the property values today basing on different standard.What's more,the residents in the Deer haven Acres may tend to place more emphasize on the individuality than the real properties values nowadays.Consequenly,the draft put forward by the committee may be not practical at all.
In sum,the deduction looks as if rational at first sight,but it is not reasonable enough in reality.The committee should analyze the specific situation in their hometown and base their consideration on a thorough investigation,and then they may find the right method to increase their property values in the end. |
