4. The following appeared in a letter from a homeowner to a friend.

Of the two leading real estate firms in our town—Adams Realty and Fitch Realty—Adams Realty is clearly superior. Adams has 40 real estate agents; in contrast, Fitch has 25, many of whom work only part-time. Moreover, Adams' revenue last year was twice as high as that of Fitch and included home sales that averaged $168,000, compared to Fitch's $144,000. Homes listed with Adams sell faster as well: ten years ago I listed my home with Fitch, and it took more than four months to sell; last year, when I sold another home, I listed it with Adams, and it took only one month. Thus, if you want to sell your home quickly and at a good price, you should use Adams Realty."

Write a response in which you examine the stated and/or unstated assumptions of the argument. Be sure to explain how the argument depends on these assumptions and what the implications are for the argument if the assumptions prove unwarranted.

The author suggests his friend that if he wants to sell his home quickly and with a relatively high price, Adams Realty is the better choice. Though in his letter, statistics of two firms about the number of the agents and the sales performance are compared; experience of his own are provided, the argument is still weak and the conclusion is rest on several underlying assumptions.

First, the author asserts that because the number of the real estate agents in the Adams Realty is larger, then it is certainly superior to Fitch Realty. The unstated assumption is that the superiority of a firm is determined by the number of real estate agents. However, in some respective, great numbers does not mean good quality. The agents in Fitch Realty may work efficiently than those in the Adam Realty, or the managers in Fitch are skilled and good at administrating. Moreover, the author does not provide any information about the number of agents who work part-time in Adam Realty. It is possible that 90 percent of the agents in Adam Realty work part-time.

In addition, the author misunderstands the concepts of revenue to profits. Although the operating cost of Adam Realty is higher, it does not mean that they make equally high profits; instead, they may make losses or deficit. Besides, the averaged sales prices are not valid to the conclusion that Adam Realty's performance is better. Under different market positioning, Fitch Realty may have sold much more less-condition houses or their clients are commonly poor families. Certainly the averaged sales price of Fitch Realty will lower, whereas the profits they made are considerable.

The last but fatal underlying assumption by the author is that he believes nothing has ever changed during the past decade. It is true that the author spent more time to sell his home in past by using the Fitch Realty; however, it cannot follow that Fitch Realty is inferior. Almost everything has changed. It is absolutely possible that Fitch Realty has made a great progress every year of the decade by their great efforts to train their agents and improve management; and consequently they can sell rapidly than Adam Realty now. On the other hand, ten years ago, the country might just be affected by a economic recession and nearly all real estate firms had a bad performance on sales records.
