“Seven years ago, homeowners in nearby Brookville community adopted a set of restrictions on how the community’s yards should be landscaped and what colors the exteriors of homes should be painted. Since then, average property values have tripled in Brookville. In order to raise property values in Deerhaven, we should adopt our own set of restrictions on landscaping and housepainting.”
In this argument, the author recommends his community of Deerhaven Acres adopt a set of restrictions on landscaping and housepainting, so that their average property values will rise. This recommendation is based on the successful experience in raising the average property values of another community, Brookville. The author's conclusion seems logical at first glance, however, it suffers from several critical fallacies.
To begin with, the author assumes it was the restrictions on landscaping and housepainting that mainly contributed to the tripling of the average property values in Brookville. However, the author fails to establish the causal relationship between the restrictions Brookville adopted and the increase in the average property values. It is totally possible that Brookville was selected to be the hut of several transportation means at the same time it adopted restrictions on landscaping and housepainting, and it was the improvement in transportation that brought the tripling of their property values. Without precluding other possibilities that may contribute to the increase in average property values, this assumption is not convincing.
Even if the rise in the average property values of Brookville was exactly due to the adoption of the restrictions mentioned in the argument, it is still too hasty to draw the conclusion that in order to raise property values in Deerhaven Acres, a set of restrictions on landscaping and housepainting should also be adopted. The reasons are as follows. Firstly, it was seven years ago that Brookville tripled its average property values through adopting the restrictions. During the seven past years, there are so many changes might have taken place that make this measure no longer suitable. For example, most people seven years ago were possibly fond of identically landscaped yard and painted exteriors of homes, while seven years later, everyone advocates unique personality so much that no one would like into live in a community that restricts houses to be exactly the same. Thus, adopting restrictions seven years ago is likely to be at risk at present. Secondly, even if these restrictions still make sense for Brookville at present, there is high likelihood that it isn't fit for Deerhaven at all. If people living in the community of Deerhaven does not like the identical houses and therefore refuse to landscape and paint their houses according to the restrictions, or even decide to move out of Deerhaven, the average property values there will possibly decrease, other than increase. Unless the several comparisons between Deerhaven and Brookville in the favors of citizens, transportation, environment and so forth are conducted, it is unwise for Deerhaven to blindly adopt the other's successful measure.
As a matter of fact, the average property values of a community are determined by several factors collectively. For example, the geographic location, environment, the ability of the community's administration, transportation, the average education background of the citizens living there and crime rate should be taken into consideration. Simply assume that the average property values are evaluated by the exterior element and thus raise the recommendation of adopting restrictions of the outside of houses is totally fallacious.
In sum, it is unwise to make rash decision on adopting restrictions on landscaping and housepainting, only taking superficial factor into account. In order to give a reasonable and feasible recommendation on how to raise the average property values of Deerhaven, the advantages and disadvantages of Deerhaven should be listed and carefully analyzed, and investigation on how acceptable the new measure might be to both citizens living in Deerhaven and the potential ones that are planning to move there must be conducted as well. |
