TOPIC: ARGUMENT2 - The following appeared in a letter sent by a committee of homeowners from the Deerhaven Acres to all homeowners in Deerhaven Acres.

"Seven years ago, homeowners in nearby Brookville community adopted a set of restrictions on how the community's yards should be landscaped and what colors the exteriors of homes should be painted. Since then, average property values have tripled in Brookville. In order to raise property values in Deerhaven Acres, we should adopt our own set of restrictions on landscaping and housepainting."

In this argument, the author recommends that Deerhaven Acres should adopt the same restrictions with Brookcille community, in order to raise their property values. To support this recommendation, the author cites that average property values of Brookwille community have tripled than seven years ago, it is due to this community adopting a set of restrictions on landscaping and housepainting.  Carefully scrutiny of such evidence, however, reveals that it seems to be illogical.

To begin with, the committee of homeowners from the Deerhaven Acres is failing to consider other possible alternatives to raise property values. Such alternatives may include the fact that there is a strong economic growth of Brookville in these years, or that the changes in supply-demand relationship may be play a more crucial role in increasing property values. It is possible that the manicipal infranstructure of Brookville, such as transportion condition, urban greening, and health care, has been obviously enhanced along with economic prosperity, so that the real estate market are keeping a driving rise. Or perhaps the quantities of housing supply are fewer nowodays than it is seven years ago, relative of prices rose. In short, without ruling out other possible explanation, the author can not justifiable conclude that landscaping and housepainting were the cause of property values' raising.

Moreover, the author has failed to consider the difference of geographical location terrain of the two different areas. Perhaps Brookville is an area of near more commercial streets, so that their property values rising with the prosperity in the entire regional. To the contrary, Deerhaven just located in an area of an remote rural areas, faring away from commercial districts, and subsequently having a relative low prices. Or perhaps Brookville had a large potential of development, compared with Deerhaven Acres, an area of having a relatively saturated development.  Lacking a further investigation, the author cannot convince me that adopting a set of restrictions on landscaping and housepainting is the only and vital factor due to the raise having tripled than before.

Finally, a seven-year period is a particularly long time for nowadays' people to emulate this old method. People maybe create some suspicious opinion. How long does the method keep effective? And what about the landscaping in Deerhaven Acres, and what percent values can be promote from landscaping? Without fully and completely estimating the difference about landscaping and housepainting in these two areas, the author can not prove that the suggestion is credible and sufficient for the recommendation..

In conclusion, the author fails to validate the conclusion that a strictly langscaping and housepainting will make property values raise. To solidify the argument, the author should provide more concrete evidence to prove that adorning landscaping and housepainting play a vital role in raising average property values. In addition, the author would have to rule out the abovementioned possibilities that would undermine the author's claim.
