CPLN 624 Quantitative Planning Methods
一门让人比较抓狂的课,老师的思维比较离散,讲课甚至东拉西扯,上传到server上的资料不分文件夹……弄得大家摸不着头脑……¥%¥¥&……&还是转入正题吧:

Department of City and Regional Planning
Quantitative Planning Methods CPLN624
Fall 2008
CPLN 624 is about organizing, reconciling, presenting, learning from and teaching with data. It is about turning data into information and understanding how ‘information’ and research come into play in the planning process. We will focus on how planners affect decision processes, how we turn data into information and information, in turn, into persuasive arguments and action. It is a class in quantitative and analytic methods that are used in city planning and we will focus primarily on two areas of planning methods: demographic and economic analysis. Through the lens of these areas you will learn several techniques for analyzing data and critiquing information, building a case for doing one thing versus another and presenting your case –as if to a community, group of stakeholders, planning board or whomever is authorized to implement or oppose the plan you are recommending. There are many quantitative techniques used in planning and unfortunately we cannot cover them all in this class. But the skills and approach to problem solving you will develop will serve as a good foundation for learning other methods and being effective planners.Blablabla……

CPLN 623 Introduction To Property Development
这是一门general elective,和前面发过的几门相比,我还算比较喜欢的,一是它的内容,二是老师的风格;d: 这也是拿到PennDesign和Wharton联合开设的Certificate Degree in Real Estate Development的一门必修课~
目前为止只上过三次课,我还因为调整了schedule错过了第一次……也许是因为bootcamp里面的课一直都是这一个老师讲的,所以对他的发音理解起来比较容易,也许是因为课的内容, etc. 总之,这门课是我觉得所有理论课中还算不是那么枯燥的。讲不少房地产开发的类型和参与者,也有不少案例分析,而且更让我觉得happy的是这门课不考试,哈哈,相比其他课来讲,一个学期三个大型assignment已经算很好的了:)

Course Overview
This course is designed to acquaint students with the fundamental skills and techniques of real estate property development. It is designed as a first course for anyone interested in how to be a developer, and as a foundation for further courses in urban development and real estate. Thematically, CPLN 623 is divided into five parts:
1.      Introduction (Weeks 1-3): This part will focus on the roles of developers in city building and on the development process. It will also introduce a simple spreadsheet model for investigating project feasibility.
2.      Getting Started (Weeks 4-6): This part will walk through the property development process in detail, starting with finding an appropriate site and then progressing through identifying the buildable envelope, navigating the entitlements process, selecting an ownership structure, and finding financing. Along the way, students will learn to use GoogleEarth and Sketch-up to design preliminary site and building plans.
3.      Market Analysis (Weeks 7-10):  Most successful projects are backed by an understanding of the local market, the product type, and the location. Part III will introduce students to the different “mainstream” development types (residential, commercial, retail) as well as new and emerging product types and sub-markets. On the technical side, students will learn how to how to prepare and use market studies to frame and improve development projects.
4.      Financial Feasibility Analysis (Weeks 11-12):  In this section, students will learn how to develop and use their own pro formas to analyze financial feasibility.
5.      Affordable Housing (Weeks 13-14):  In this final section, students will learn how to broadly structure public-private partnerships; as well as use the federal low income housing tax credit and other sources of gap finance to develop affordable housing.
Course Requirements
The course will involve three assignments: (1) Comparing mortgage provisions, and constructing a simple feasibility model; (2) Identifying site opportunities and constraints and preparing a proper market study; and, (3) Building a pro forma for a mixed use, affordable housing, or affordable housing  project.

Readings
The text for this course will be: Real Estate Development: Principles and Process (4th edition) by Mike E. Miles, Gayle Berens, Mark Eppli and Marc Weiss. The Urban Land Institute. 2008.
A reader of additional articles, reports, and book chapters will be available on Blackboard, and for purchase during the 1st  week of class.

字体不一样,大家凑合着看吧,如果对这些boring的东西还有兴趣的话……
这些天的总体感觉是快要被掏空了,也许是我不太会调节~虽然很辛苦,但还是学到了一些东西的,起码现在看那些reading已经没有词汇障碍了,速度也提高了一些,要命的是我开始研究起了economics@_@,最深刻的体会是几乎所有的课上(除了540),老师讲的最多的字眼就是dollars……所以大家可以看出这些东西是多么的理论,不对,既理论又现实哈;d:
废话少说,为了看reading眼睛都看红了,今天不敢再3点之后睡觉了~
