TOPIC: ARGUMENT4 - The following was posted on an Internet real estate discussion site.
"Of the two leading real estate firms in our town-Adams Realty and Fitch Realty-Adams is clearly superior. Adams has 40 real estate agents. In contrast, Fitch has 25, many of whom work only part-time. Moreover, Adams' revenue last year was twice as high as that of Fitch, and included home sales that averaged $168,000, compared to Fitch's $144,000. Homes listed with Adams sell faster as well: ten years ago, I listed my home with Fitch and it took more than four months to sell; last year, when I sold another home, I listed it with Adams, and it took only one month. Thus, if you want to sell your home quickly and at a good price, you should use Adams."

The author preferred to use Adams to sell houses through comparing the number of the workers in two companies and his personal experience, which seems well-present but not thoroughly well-reasoned.
First of all, based on the fact, home listed with Fitch was sold four months later while it just took one month to sell another home with Adams, the author suggested to use Adams. We cannot help doubting his suggestion, mainly for two reasons: one is that estate sale is a complex process, influenced by house position, people density, and economic environment. Without providing us with the above detailed information, the author's personal experience is unconvincing. It is most likely that thanks to the house position, of which the latter one is much superior to the former, it is reasonable to believe that selling the first one will take more time. The other problem is that we aren't informed the price at which the two companies sold the house. So how can the author believe that people can sell their house at a good price using Adams? Unless the author provided us with such more particular information, we can rethink his advice.
Furthermore, the number of estate agents can present nothing without the qualities of agents, sales achievement of per agent, another two important elements that can influence house sale. It is possible that agents in Fitch, though many of them are part-time, perform much superiorly than those in Fitch, most are new hand or do nothing every day. Under this assumption, people, prepare to sell their house, should choice Adams contrarily.
Lastly, the revenue last year of the two companies and average price of their home sale don't mean that same cases will happen in this year. Before having the data of sales in this year, simply assuming the performance of the two companies is unfair for both. Additionally, average price also cannot illustrate the stronger ability of the Fitch. For there is a case that Fitch is just good at selling high-priced house, when it comes to the low-priced, the company performs much worse than Adams. If this is true, then people, selling low-priced house, should turn to Adams too.
To sum, the information given by the author hardly persuades me to choose Fitch, not Adam, to sell my house. Unless he can make a supplement including detailed information of the agents in two companies, the position of the two houses and rethink his suggestion carefully, he can make me believe his assertion and take his suggestion. |
