The following appeared in a letter sent by a committee of homeowners from the Deerhaven Acres to all homeowners in Deerhaven Acres.
"Seven years ago, homeowners in nearby Brookville community adopted a set of restrictions on how the community's yards should be landscaped and what colors the exteriors of homes should be painted. Since then, average property values have tripled in Brookville. In order to raise property values in Deerhaven Acres, we should adopt our own set of restrictions on landscaping and house painting."

In this letter, a committee of Deerhaven Acres homeowners recommends that in order to enhance property values in Deerhaven Acres should follow the their nationhood homeowners Brookville community's restrictions about houses. To support this recommendation the committee points out that the average property values have tripled in Brookville since they adopted rules seven years ago. This argument states on a series of unsubstantiated assumptions, and is therefore unpersuasive as it stands.
Firstly, the assumption upon which the recommendation relies is that Brookville homeowners restrictions about seven years ago. The letter fails to substantiate this crucial assumption. Perhaps the structure of house or the circumstance around house have been changed in these years. if these restrictions were not implemented, then any change in Brookville's property values cannot be attributed to them. Even if the committee of homeowners from Deerhaven Acres adopted the same restrictions in their house, no obvious evidence about what effect similar restriction would have on Deerhaven Acres property values.
Secondly, even assumption that Brookville homeowners implemented these restrictions, the committee provides no obvious evidence that a set of restrictions on how the community's yards should be landscaped and what colors the exteriors of homes should be pained resulted in Brookville property values. However, it is entirely possible that one or more other factors were instead responsible for the increase, especially since a considerable period of time has passed since Brookville adopted its restrictions. Property values are based on demand and supply. Perhaps large group of people who come to work in this place need house to live, of course the demand of housing has increased. The speaker would provide an direct explanation for the increase in property values.
thirdly, the committee fails to consider possible differences between Brookville and Deerhaven that might help to bring about a different result for Deerhaven. For example, potential Deerhaven house buyer might not be interested in landscaping and house painting them those of Brookville house buyer. For that matter, people who living in the Deerhaven would like paint their house with various colors that different from others. They may consider that the one the best. Without accounting for these and other possible dissimilarities, the committee cannot assume that what resulted in rising property values in Brookville would bring the same result in Deerhaven.
In sum, to persuade me that the property values would be raise in Deerhaven if adopted restrictions must supply clear evidence to prove. The committee must also provide evidence that other factors affecting home prices in the two areas are otherwise essentially the same.
