2The following appeared in a letter sent by a committee of homeowners from the Deerhaven Acres to all homeowners in Deerhaven Acres.

"Seven years ago, homeowners in nearby Brookville community adopted a set of restrictions on how the community's yards should be landscaped and what colors the exteriors of homes should be painted. Since then, average property values have tripled in Brookville. In order to raise property values in Deerhaven Acres, we should adopt our own set of restrictions on landscaping and housepainting."


In the memorandum, the author concludes that we should adopt the set of restriction on landscaping and house painting in order to raise property values in Deerhaven Acres. To support the conclusion, the author employs several lines of reasoning of homeowners in nearby Brookville community adopted a set of restrictions on how the community’s yards should be landscaped and what color the exterior of homes should be painted seven years ago. The argument appears plausible, at the first glance, however, strict examination reveal that it is unconvincing for the following three main logic fallacies.

Initially, the author fails to establish the casual relationship between the fact that Brookville’s average property values have tripled and the claim that it had adopted the set of restrictions on how the community’s yards should be landscaped and what color the exterior of homes should be painted This argument is unacceptable unless there is compelling evidence to support the connection between these two events. It is likely that the average property values tripling result from Brookville community located in a good site which big malls, supermarket and schools established around it. Or perhaps, the local resident was keen in buying house, it can also cause the acceleration of the property value. Without ruling out other reasons for these explanations, the author cannot bolster the recommendation.

Secondly, even assuming the set of restrictions on landscaping and house painting cause the growth of average property values in Brookville, the author offers on evidence to substantiate crucial assumption that setting of restrictions on landscaping and house painting will raise property values in Deerhaven Acres. It is quiet possible that the residences in Deerhaven Acres have no interested in landscaping yard or painting their houses, the change of the house cannot stimulate their appetite of purchasing houses. Moreover, the houses in Deerhaven Acres are all old enough, and it is not appropriate to landscape or paint again. Without accounting for these and other alternative, the author’s reasoning is definitely flawed.

Thirdly, even if setting restrictions on landscape and house painting can raise Deerhaven Acres community’s property value and the local residents really want to obey these restriction, it just accept for seven years ago. The argument is unwarranted unless there is compelling evidence for the prediction. Perhaps, as time goes by, now the value of community is no more evaluated just by landscaping and house painting. To reach the cited conclusion, the author should explain either why none of these reasons is available or why none of them are sustain.

In conclusion, the argument is unconvincing as it stands. To strengthen it the author must provide strong evidence that the reason why Brookville’s average property values rise up. To better evaluate the argument we also need more detail information about Deerhaven Acres community. Eventually, the author have to be present to better assess the argument.
