2The following appeared in a letter sent by a committee of homeowners from the Deerhaven Acres to all homeowners in Deerhaven Acres.
"Seven years ago, homeowners in nearby Brookville community adopted a set of restrictions on how the community's yards should be landscaped and what colors the exteriors of homes should be painted. Since then, average property values have tripled in Brookville. In order to raise property values in Deerhaven Acres, we should adopt our own set of restrictions on landscaping and housepainting."
In this argument, the author attempts to convince us that we should adopt our own set of restrictions on landscaping and housepainting. In order to support this recommendation, the author cites the facts that average property values have tripled in Brookville since homeowners in nearby Brookville community adopted a set of restrictions on how the community ‘s yards should be landscaped and what colors the exteriors of homes should be painted. Close scrutiny of each of there facts, however, reveal that none of them lend credible support to the recommendation.
First of all, the author claims that because the homeowners in nearby Brookville community adopted a set of restrictions, the average property values have tripled in Brookville. However the author does not support it clearly. We cannot consider the second event has caused by the first only because event follows another. The event that the property value increased after the restrictions set does not mean that the restrictions made the price increased. Many other factors can case the same results. Maybe just because a supermarket would set up next to the Brookville community, the average property values have tripled. Without ruling out this or other possible reasons to the increased value, the author cannot confidently conclude that only the restrictions caused the value increased.
Secondly, even it is the restrictions that the only reason causes the average property values increased, we cannot make a conclusion that we should adopt our own set of restrictions on landscaping and housepainting, because the event happened seven years ago. As the author does not give any other information to substantiate that this experience can be used after seven years, it is highly possible that because the society changed a lot during the seven years, this antiquated experience does not suit the condition in today. Or maybe nowadays, people do not like the community that makes some landscaping and housepainting. If the community does so, the property value will decrease. Until the author gives out further information about experience, the recommendation cannot be trust.
In the third place, even if the experience can be use in today, we cannot find out any evidences to support to recommendation that the Brookville’s experience can be used in Deerhaven Acres. As the author does not tell us anything about the location about the Deerhaven Acres and Brookville, there is a highly possible that the Deerhaven Acres is near the market while Brookville is near the park, as they are in the different location, we cannot copy the Brookville’s experiences to Deerhaven Acres because it is possible that the restriction will not act well in the Deerhaven.
In conclusion, the recommendation is not well supported. To convince that the homeowner should adopt their own set of restrictions on landscaping and housepainting, the author would have to provide clear evidence that the Brookville’s experience can suit to the Deerhaven Ares. |
