TOPIC: ARGUMENT4 - The following was posted on an Internet real estate discussion site.
"Of the two leading real estate firms in our town-Adams Realty and Fitch Realty-Adams is clearly superior. Adams has 40 real estate agents. In contrast, Fitch has 25, many of whom work only part-time. Moreover, Adams' revenue last year was twice as high as that of Fitch, and included home sales that averaged $168,000, compared to Fitch's $144,000. Homes listed with Adams sell faster as well: ten years ago, I listed my home with Fitch and it took more than four months to sell; last year, when I sold another home, I listed it with Adams, and it took only one month. Thus, if you want to sell your home quickly and at a good price, you should use Adams."
In the argument, the arguer recommend customers with the aim to sell their home quickly and profitably choose Adams Realty. He makes a comparation of the two company concerning their agent number as well as their revenue last year, also he uses his a example of himself to substentiate his claim.It seems plausible at first glance but not logical after careful consideration.
In the first palce, although the author compares the two company in some aspects, but his comparation ignores some vital parts. He has not consider how large the two are, what are their locations and how are their employees' condition, which includs the employees' education, age and effectiveness. Without listing all of these, we can not make harsh conclusions. Moreover, the existing comparations made by the author seems to be usless. He says that many of Fitch's 25 emloyees only work part-time, but this does not necessarily mean that their working hours is less than Adams since the author gives no imfomation about working hours of Adams. In addition, in this kind of business, we pay great attention to these employees' ability and their working experience, which are not included in the comparation. More employees of little experience do not work well.
Second, let us consider the author's example of himself carefully. The author make a comparation between Fitch ten years ago with Adams nowadays, this is absolutely unfair for Fitch, and therefore not logical. It is highly possible that the market of estate is small and not profitable those years and the author's home ten years ago mybe totally different from his home today.With a prosperous market of estate and a good house condition, the Adams company can surely sell the author's home quikly. A more fair comparation should be made if the author want to make his claim more founded. He has to cosider the condition of other customers and the condition of different houses.
In the end of the argument, the author recommend customers who want to quickly sell their homes with high prices choose Adams rather than Fitch, based on those logical faults discussed above, this assertion is absolutely too harsh, and also, when a customer want to sell his home, he has to take other factors into consideration, which the author do not mention. The customer will want to make a comparation of the cost of listing his home the two companies, and he also has to consier wether his home condition is suitable for Adams or Fitch. After considering all these factors, it will be possible to make a wise choice between the two companies.
In sum, the author does not investigate the two company thoroughly, and ignore that the market of estate is changing fast. Any wise customers who want to list their homes with either of the two companies will have to make a fair and comprihensive comparation between the two and make a careful decision. |
